The Royal Borough of Windsor and Maidenhead lists 27 designated conservation areas, and several are in or close to the town: Maidenhead Town Centre, Maidenhead Riverside, Castle Hill, All Saints (Boyn Hill), Altwood Road, Furze Platt Triangle and Pinkneys Green, with Cookham Village, Cookham Dean and Bray Village nearby. Being inside one does not by itself stop panels going on a roof slope. Under the permitted development rules as amended by S.I. 2026/896, in force since 27 August 2026, the extra conservation-area restriction covers only a wall, balcony or roof enclosure that fronts a highway. A flat-roof array in a conservation area does need an application for a prior approval determination before work starts, and a listed house is outside Class A permitted development altogether. For a Maidenhead address, check the council's conservation area list first, then settle whether the panels go on a pitched or a flat roof before your quote is finalised.

Only an Article 4 Direction can remove roof-slope permitted development rights on particular streets, so the council's own list is worth reading. When checked in September 2026, the Royal Borough's permitted development rights page listed directions covering gates, fences, walls and other means of enclosure, agricultural buildings, tents, moveable structures and caravans, exterior painting in Windsor Town Centre, and changes of use from Class E (commercial) to C3 (residential) in protected employment areas. None of the listed directions mentions solar panels. One entry matters near Maidenhead: in the Bray Conservation Area, planning approval is required for most minor development to front elevations, and the council says this applies to certain defined properties. If your home is in Bray village and your best roof or wall faces the street, ask the council whether your property is one of those defined before committing to a design.

Flood risk affects where the lower-level equipment should go in parts of Maidenhead. The Borough Local Plan, adopted on 8 February 2022, records major floods in 1894, 1947 and 2014, and says the 11.6 km Jubilee River scheme from Maidenhead to Eton has reduced the area of Maidenhead at risk from severe flooding. The Environment Agency says the Jubilee flood relief channel and the defences in Cookham and North Maidenhead are designed to work together to reduce the risk of flooding to approximately 3,000 properties in the Maidenhead, Windsor, Eton and Cookham areas. Reduced is not removed: the Agency still lists flood areas for the River Thames at Maidenhead and Bray, the Cut at the Binghams around Tithe Barn Drive and Cox Green, and groundwater flooding in East Maidenhead. Panels on the roof are not the concern, but the inverter, battery and isolators do not have to go on a garage floor, so tell your surveyor if your address is in one of these areas.

SSEN's strategic development plan for the Iver 132kV grid supply point, a consultation document dated May 2025, covers Slough and parts of Buckinghamshire, Windsor and Maidenhead, and Hillingdon. Discussing a forecast overload at Clarence Road primary substation between 2030 and 2035, it lists a new primary substation between Clarence Road and Maidenhead as one high-level option, describing both substations as having constraint issues. The same plan expects future storage growth to come from domestic customers installing battery storage at their own properties. The connection rules themselves are national: G98 covers generation up to and including 16 A per phase (3.68 kW single-phase, 11.04 kW three-phase), notified within 28 days after commissioning, while anything above that follows G99 before installation. MCS says adding a battery to solar is likely to exceed 16 A per phase. If you want solar and a battery at a Maidenhead address, allow for a possible G99 application in your timeline from the start.

Census 2021 figures for the Royal Borough as a whole show why most solar decisions here begin with a house roof. Of 60,934 households, 18,704 lived in detached houses (30.7%), 15,929 in semi-detached houses (26.1%) and 10,908 in terraces (17.9%), while 12,168 (20.0%) lived in purpose-built blocks of flats. Some 66.2% of households owned their home and 20.6% rented privately. On output, PVGIS estimates about 4,104 kWh a year for a 4 kWp south-facing array at 35 degrees in Maidenhead with 14% system losses, from about 138 kWh in December to about 499 kWh in July. If you rent, your landlord's agreement is needed before any work on the roof, and the summer-to-winter swing in output is worth weighing when sizing a battery.
